Please note that residents' rules and regulations can vary by property at the discretion of owners and/or management.
The following rules and regulations are meant to act as “guidelines” to ensure and enhance the “peace and quiet enjoyment” of all tenants.
GENERAL
- Please be considerate of your neighbors at all times.
- Keep the noise level down. While excessive noise should always be avoided, particular care should be exercised between the hours of 10pm – 9am.
- The common areas such as balconies, patios, stairwells, etc…should be used ONLY for their designated purpose. These areas are NOT for storage.
- Tenants should exercise reasonable care to maintain the overall condition of their dwelling space.
- No storage of or use of “ANYTHING ILLEGAL” is permitted.
- No storage of any hazardous material is permitted.
- Children are the responsibility of the parents or guardians and need to be reminded that common areas, stairwells, and laundry rooms, etc. are not play areas.
- Nothing is to be installed in or on the walls or ceilings except small nails, screws, or picture hangers. Exterior antennas, satellite dishes, and air conditioner units are not allowed without prior written approval from the management.
- SPECIAL NOTE ON GARBAGE AND RECYCLING
- Garbage is a service provided to the tenant, but one that should not be abused. Please note and observe the following guidelines. Tenants shall make sure that ALL of their trash makes it into the dumpster NOT ON THE GROUND AROUND THE DUMPSTER. Dumping of hazardous material is not allowed. Dumping of items such as batteries, tires, and car oil is prohibited. It is the tenant’s responsibility to dispose of such items. No dumping of oversized items such as beds and couches. No items shall be placed beside the dumpsters. Also, please obey the rules as regards to the acceptable items to be placed in the recycling containers. RECYCLABLE MATERIAL ONLY!!!
- PLEASE break down all cardboard boxes.
- Larger items can be hauled away for a nominal fee.

- Laundry Facilities are for residents and guests of residents only. Guests should be accompanied by residents.
- Tenants are responsible for reporting in writing all maintenance concerns to the office by filling out a “maintenance request form”.
- The management reserves the right to inspect the units at all times pursuant to a 24 hour notice of entry is posted and/or delivered to the tenant.
- No alcoholic beverages are to be consumed in the parking lot or common areas.
- There may be a fee charged to any tenant requesting lock out assistance.
- Tenants are required to give proper notice as required under the rental agreement and/or state law and shall be in writing and will be served personally by the tenant or by 1st class mail.
- A notice of nonpayment of rent or a notice of entry shall be deemed served 3 days after the day and at the time it is being mailed by first class mail. If posted, notices shall be attached in a secure manner to the main entrance of the unit of which the tenant had possession.
VEHICLES AND PARKING
- All vehicles shall park in designated spots if so assigned.
- Vehicles that are not in working order shall not be allowed to sit for a period of more than 2 weeks.
- All guests are required to park in designated guest parking or on the street.
- All vehicles parked illegally or in an undesignated spot may be towed.
RENT
- Rents are due on the first of every month (payable in advance) and will be considered late if not received by the 5th of the month by 5pm. All rents received after this time will be considered late and will be assessed a predetermined late fee in accordance with your rental agreement. All checks or money orders shall be made out to the name of the Property Management Company. CASH IS NOT ACCEPTED. All rents that are mailed in MUST be post-marked on or before the 5th. If post-marked after the 5th they will be considered LATE!
- Checks that are returned due to insufficient funds will be assessed a predetermined NSF (Non-Sufficient Funds) charge in accordance with your rental agreement. Tenant will need to replace the NSF check with a cashiers check or money order with the additional NSF charge AND late rent charge IF after 5pm on or after the 5th of the month! Checks will no longer be accepted from the tenant!!!
- All payments made by residents to landlord after the tenancy commences shall be applied as follows: First, to any outstanding damages, repairs, fees, utilities, etc. Second, to any outstanding late charges and/or NSF charges. Thirdly, to any rent due from prior month. Lastly, to the current months rent.
- If the tenancy is on a month-to-month basis: Resident may not terminate his or her tenancy without 30 days prior written notice as provided by Oregon Law.
CLEANLINESS
- The tenant is responsible for maintaining the front and rear of his/her apartment clean and free of clutter.
- Items allowed on patios include plants, patio furniture, barbeques, and bicycles.
- Things NOT allowed include such items as appliances, tires, boxes, furniture, brooms and mops. Also, no clotheslines are to be hung in the front or rear of apartments.
- When the tenant vacates, it is their responsibility to leave the unit clean and in the same condition as when they moved in (allowance is given for normal wear and tear commensurate with the time the tenant lived in the unit).
- REMEMBER, your security deposit will be used to pay for any damage beyond normal wear and tear, unpaid rent, or other charges due at the time of move out. The remainder of your security deposit will be refunded in accord with state law. If, in the case that after deductions of charges, damages, etc. are made from the security deposit and the tenant still owes a balance; the tenant will have 30 days to repay before the balance is turned over to a collection agency. The tenant will be responsible for all fees and charges charged by the collection agency.
SMOKE DETECTORS & CO ALARMS
All smoke detectors and CO Alarms are inspected and tested prior to tenant move in. It is the tenant’s responsibility to check them again at the time of the move-in and every 6 months thereafter. Tenants shall not tamper with smoke detectors or remove batteries under penalty by law. There is a $250 fee for tenants who tamper with or remove batteries from smoke detectors and CO Alarms. It is the tenant’s responsibility to notify the manager in writing of any deficiencies with the smoke detector and CO Alarms.
PETS
- No dogs, cats or other pets that may cause damage to persons or property are allowed without a signed pet agreement and the applicable deposits paid by the tenant. The tenant shall be responsible for all damage caused by their pets.
- Pet owners are responsible for adhering to all local pet license requirements and dogs must be on leashes at all times on or around the complex.
- The tenant is responsible for cleaning up all pet droppings or litter caused by their pet and disposing promptly and in a sanitary manner.
GUESTS AND VISITORS
- Persons staying in a unit other than those specifically on the rental agreement are considered guests and shall not stay in excess of 14 consecutive days or a total of 30 days in any 12 month period.
- Tenants and guests are jointly and severely accountable for any and all damages caused to the unit and/or common areas.
- Residents are responsible for their own guests and visitors behavior and conduct.
